DeKalb EHOST to reduce rising property tax

DeKalb County officials will distribute $147 million in property tax relief for those who qualify for the county’s homestead exemption, according to an announcement from DeKalb County CEO Michael Thurmond on July 10.

Thurmond stated that the tax relief will be provided through the county’s Equalized Homestead Option Sales Tax (EHOST) credit for 2023.

The news release states that on average, the hypothetical DeKalb County owner of a qualified home valued at $375,000 would receive a 100 percent tax credit of $1,438.

“DeKalb County is the only Georgia county with a local sales tax that is 100 percent dedicated to property tax relief,” said Thurmond. “Our EHOST property tax relief strategy will be especially helpful to homeowners who are struggling with skyrocketing adjustable-rate mortgage payments.”

Qualified DeKalb County homeowners will receive an EHOST credit that reduces or offsets property tax liability. The amount of property tax relief received by a qualified homeowner is based on the assessed value of the homestead property and sales tax revenue generated by EHOST, according to a news release.

When EHOST was approved in 2017, early estimates indicated the total amount of tax relief would be $660 million over the initial six-year period of the tax credit. A county spokesperson added that at the end 2023, total savings from the EHOST are projected to be approximately $738 million.

In June, DeKalb County officials announced an increase 2023 property taxes by 8.56 percent. Several municipalities saw even more significant increases in property taxes. However, the EHOST credit is not applied against taxes levied by DeKalb municipalities, school districts, or tax allocation districts.

To file for a future homestead exemption, homeowners must file with the county or city where their home is located. Each county and municipality have different applications and documents required, according to state officials.
